1. Introduction

These Terms & Conditions govern your use of our website and services, including accommodation bookings, ticket purchases for events, and general venue use. By accessing or using our website, you agree to comply with these Terms.

Please Note: Private Buy Out options (weddings, retreats, corporate events, location shoots etc) are covered under Contract Terms/Agreements outside of those website. These Terms do not override or replace the wedding/event hire agreement.


2. Services Offered

We provide:

  • Accommodation bookings at our venue in Coxsackie, New York.

  • Tickets for public events hosted at our venue, available through our website and WooCommerce store.

  • Venue services for weddings and community events (Note: Event terms are covered by a separate agreement).


3. Booking and Payment

Accommodation Reservations

  • How to Book: Reservations can be made online through our website or by contacting us directly.

  • Deposit: We do not require a deposit to book accommodation.

  • Payment: Payment can be made in full during the booking process.

  • Payment Methods: We accept Credit Card payments.

Event Ticket Purchases

  • Sales are Final: All ticket purchases made via WooCommerce are non-refundable unless the event is cancelled by us.

  • Transferability: Tickets are generally non-transferable unless otherwise stated on the product page.


4. Cancellation and Refund Policy

Accommodation

  • Client Cancellations: Cancellations made 60 days or more before check-in will receive a 100% refund of the total amount paid. Cancellations made 30 days or more before check-in will receive a 50% refund of the total amount paid. Cancellations made 7 days or more before check-in will receive a 10% refund of the total amount paid.

  • Late Cancellations: No refunds will be issued for cancellations made less than 7 days before check-in.

Event Tickets

  • If we cancel or reschedule an event, ticket holders will be offered a refund or transfer option.

  • We are not responsible for travel, accommodation, or other costs incurred due to event cancellations.


5. Accommodation Terms

  • Check-In/Out: Check-in is at 4:00pm; check-out is at 11:00am.

  • Occupancy: Additional guests beyond what is stated in the booking are not permitted without approval.

  • Damages: Guests are liable for any damages caused to the property, furnishings, or amenities during their stay.

  • Restrictions:

    • No smoking inside the accommodation is allowed.


6. Liability

We are not responsible for:

  • Personal injury or accidents occurring on the premises.

  • Loss, theft, or damage to personal property.

  • Events beyond our reasonable control (e.g., natural disasters, severe weather, power outages, government restrictions).

Guests and clients are encouraged to arrange their own insurance coverage where necessary.


7. Intellectual Property

All website content, including text, images, videos, and logos, is our property or licensed to us. Unauthorized reproduction or distribution is prohibited.


8. Governing Law

These Terms are governed by the laws of the State of New York. Any disputes arising shall be resolved in the courts of New York.


9. Changes to Terms

We reserve the right to update or modify these Terms & Conditions at any time. Changes will be effective immediately upon posting with an updated effective date.
